A new custom home by Homeworks Construction is underway on a site previously occupied by an approximately 70-year-old home in lower Palolo. Demolition of the owner’s original 1,700-square-foot home started as scheduled on April 16 on the 4,500-square-foot lot.

“We had the site cleared in three days and were ready to start excavating, which included removal of 300 square yards of soil,” said Sylvio Boucher, Homeworks president and chief of field operations who handled the demolition (see photo). “Replacement of the original clay soil with base course aggregate was required to create a stable foundation for the home. The soil in this part of Palolo Valley typically has a high clay content, which is not suitable for supporting a large structure, such as a house, over time.

“Eventually the ground shifts, which undermines the foundation and compromises the integrity of the structure.”

Boucher noted that the old house was built with a post and pier foundation and that the new single-family home will be constructed on a concrete slab.

“We have designed a two-story home which will include four bedrooms, three full baths, a large main living area with an open kitchen, 9-foot ceilings on the first floor, a 150-square-foot lanai, and two-car garage,” he said. “The exterior finish will be unique for this area having stucco on the first story and smart panel lap siding on the upper level.”

Marshall Hickox, Homeworks president and chief administrative officer, added that the company has designed and built numerous new custom homes throughout Palolo Valley neighborhoods over the years.

“Palolo families, often secondor third-generation owners, tend to rebuild on the site or do major remodeling once their existing home no longer serves their needs rather than buy or build a home in another location … Palolo is a very convenient family-oriented neighborhood,” he said.
