A unique custom-designed accessory dwelling unit (ADU) has been completed by Homeworks Construction for the owner of a 5,600-square-foot lot with a 1,100-square-foot existing family home located in a Kailua neighborhood.

“Our client contacted us regarding his project when ADU construction parameters were first announced by the City & County,” said Kim Green, Homeworks sales coordinator and ADU specialist. “However, we were unable to move forward with the project at the time due to the insufficient width of the access road. Eventually the restrictions were relaxed, we resubmitted, and the permit was approved this March. The project got underway on April 10, was completed Aug. 18, and the new ADU is now move-in ready.”

The approximately 700-square-foot structure includes two 100-square-foot bedrooms with closets, two full bathrooms, one with a tub and shower and the other with a walk-in shower, a living room, and an 8 1/2-by-14-foot kitchen with a full size stove-top range, refrigerator, and dishwasher. Located outside the structure is a laundry area of approximately 5-by-12 feet with a covered entry and a 400-square-foot parking pad.

“The owner grew up in the original home and experienced the torrential rains that occurred on New Year’s Eve in 1987 and flooded much of Kailua … consequently he chose post-and-pier construction to protect it from potential flooding in future,” Green said. “We elevated the

ADU 5 feet above the ground and left open space around the structure for landscaping. This ADU is compact, very functional, and includes an attractive exterior on which our design/build team collaborated with the owner. The project was completed on time and on budget.”

Build New Or Re-Do Seminar

Homeworks Construction sales coordinator Kim Green will host a “Build New Or Re-do” free seminar at the Homeworks showroom on Tuesday, Sept. 4 from 6 to 8 p.m. Featured topic will be “Designing, Building and Financing an Accessory Dwelling Unit (ADU).” The latest ADU guidelines will be reviewed, and attendees will have an opportunity to engage in one-on-one discussions with the speakers after the formal presentations.
