HR-110115-Homeworks-Construction-1Oahu’s new Accessory Dwelling Unit (ADU) legislation has opened new doors for homeowners looking to maximize the potential of an existing residential property.

“This legislation is answering a pent-up demand for additional, useable, living space on a property large enough to accommodate another structure,” said Homeworks Construction sales coordinator Kim Green.

“Since we announced our free workshops and availability of pre-approved plans the response has been amazing.”

Green noted that an ADU checklist, published by the Department of Planning and Permitting, can be obtained from his offi ce and interested parties are welcome to make an appointment with Homeworks project and sales coordinators to discuss the various guidelines and regulations that apply to designing and building an ADU.

“Most importantly, you must own the property and live there as a resident, in order to build an ADU on the lot” said Green. “In the short time since this program was announced, I have met with homeowners in neighborhoods throughout Oahu to evaluate their property and review plans. We already have a variety of plans for ADUs ranging from 400 to 800 square feet for both freestanding and attached structures.

“Our monthly free seminar in October was an ‘ADU Workshop’ and we had a full house,” Green added. “We will repeat the program and Guild Mortgage sales manager Mark James will be there to provide information on ways to fi nance construction of an ADU. Then, the formal presentations will be followed by a Q&A period and one-on-one consultations.”
