   Rebuilding for space, views
 Anew custom home by Home- works Construction is nearing completion on the site of the
family’s original 88-year-old home in Kaimuki. The rebuild represents a trend in Kaimuki and Palolo neighbor- hoods, where Homeworks has com- pleted numerous similar projects over the past year.
“The owners of homes in these neigh- borhoods are often two and three gen- eration families who have found the lo- cation convenient and suitable for their lifestyle,” says Homeworks Construc- tion president and chief administrative officer Marshall Hickox. “Both Kaimuki and Palolo were chosen by their prede- cessors to build family homes because of the proximity of schools, churches, shopping, the beaches of Waikiki, and easy access to the commercial centers of Ala Moana and Downtown. In addi- tion, buildable properties were gener- ally smaller and more affordably priced than those in Diamond Head, Kahala and the heights across Waialae Avenue.
“Retaining and improving their prop- erties for multigenerational living, as many of our clients have done, also makes sense in uncertain economic times,” he adds.
The homes Homeworks has demol- ished to make way for new construc- tion were generally small, single story, single wall, frame structures. Their re- placements are typically two stories with usable, covered outdoor lanai and often with attached accessory dwelling units (ADUs). Upper floors and decks serve to expand living space and take advantage of views; natural light and ventilation are design priorities. Archi- tecture and interiors are created by the Homeworks design team to reflect the lifestyle of the owners.
Homeworks Construction’s most recent Kaimuki rebuild occupies a 5,720-square-foot lot on a rise that af- fords views of Diamond Head, Waikiki and the ocean. The architecture and interior layout of the new home were designed to take advantage of natural ventilation as well as maximize views. The two-story home’s 3,082-square- foot interior is augmented by a 300-square-foot covered lanai with a wet bar. Located at the rear of the house, the lanai is accessible from the living room and provides space for
outdoor dining overlooking the original backyard garden. On the upper level are three bedrooms and two bathrooms, including the master suite and the fam- ily room. A custom kitchen by Home- works’ award-winning kitchen designer Sean Bradshaw is on the ground floor. An accessory dwelling unit at ground level includes a bedroom, bath, kitchen and a 100-square-foot trellised lanai that extends into the yard. Two parking spaces are provided for the main house and one for the ADU. The property is surrounded by a three-foot sidewalk.
The new Kaimuki home will be ready for occupancy next month.
