Major remodeling, including the addition of a third floor, nearly doubled the size of a 50-year-old Laukahi Street home. Homeworks Construction was able to increase the living area, previously 3,300 square feet, to approximately 6,000 square feet, by converting the original two-story structure to three stories, expanding and opening up interior spaces to new outdoor decks, and creating new ground level entertaining space by redesigning a former storage area.

“The challenge of this multi-generational remodel was to increase the square footage of the home within the footprint of the existing structure … and with the family continuing to reside in the house,” said Homeworks Construction president Marshall Hickox. Situated on a sloping lot, the home is entered on the second level from Laukahi Street. Homeworks designed a recessed main entrance which opens to a foyer connected to the lower level with a new stairway.

Located on this level are three bedrooms, three baths, a kitchen, a great room and a large deck with an ocean view. A gym/ workout room was added, and the existing carport converted to a three-car enclosed garage. The lower level includes a redesigned entertainment area that flows out to the lawn and swimming pool, a bedroom, bathroom and wetbar.

“On the new third floor are three bedrooms, two baths, a study and entertainment area open to a large covered deck,” Hickox said. “To maximize the view, we constructed see-through railings with stainless steel wiring threaded through 4×4 wood posts. Another special feature was the creation of a dumbwaiter, which connects the top level of the home to the second level.

“The new layout of the home allows for independent multigenerational living and privacy, while conforming to applicable building codes. Although the renovations were extensive, including replacing siding, windows, doors and roofing, we were focused on our design objective, to maintain continuity with the architecture of the existing structure,” Hickox added.
