Building and remodeling on a budget doesn’t have to mean sacrificing the quality or integrity of your project. At the upcoming Homeworks Build New Or ReDo seminar, a free presentation slated for Tuesday, June 14, from 6 to 8 p.m. at the Homeworks Construction showroom, designers, builders, and suppliers will explain how you can minimize your initial investment based on reviewing all the options before making choices.
According to Homeworks Construction president Marshall Hickox, who is serving as 2011 president of the Hawaii Remodelers Council, a new custom home, addition or renovation project generally starts with client meetings where the scope of the work, client “wish list,” budget, financing options, and a timetable are discussed.
“There are literally hundreds of options in construction materials, finishes, appliances and fixtures,” Hickox said. “At the seminars, we are able to give a broad overview of what is involved. After the formal presentations, the attendees are invited to sit down with the speakers for one-on-one consultations. If they decide they want to move forward with their project, they can then make an appointment to meet with a Homeworks project coordinator at our office. At this point, the client should have an idea of what they can spend. Once we meet at the site we will be able to bid the job accurately.”
Hickox pointed out that the Homeworks Showroom on the first floor of the Homeworks Building at 2111 S. Beretania St. showcases a wide range of samples of carpet, countertops, flooring, window coverings, cabinets, hardware, lighting and fixtures, as well as large appliances. Homeworks designers review the samples with attendees at the seminars, as well as at private meetings later by appointment when comparative prices can be discussed and selections made.
“If the project is a new luxury custom, we would show samples and give prices for such finishes as marble and granite. If we’re observing a tight budget, there are a variety of solid surfaces that are attractive, durable and much less expensive. As for flooring, prefinished and engineered wood are good alternatives to pricey hardwoods.
“Often clients who want to remodel an existing home to modernize and add rooms find that with proper planning and creative use of existing space they can achieve their goal without greatly expanding the size of the house, which would increase construction costs. Sometimes there are zoning constraints that would prevent expansion. In these kinds of scenarios we can often make use of existing lanai or yard space or reconfigure interior spaces to create an additional bedroom and bath or enlarge a kitchen.
“Today, many families are creating multigenerational homes in our older neighborhoods either by remodeling an existing home or demolishing it to build new. Once we meet at the job site and inspect the house and the premises, we can give them prices for both — sometimes it’s more cost-effective to build a new custom home than to remodel an old one.”
