A Hawaii Kai family ready for a new home decided to rebuild on the site of their existing 50-plus-year-old home, rather than remodel. They liked their current neighborhood, and the 7,500-square-foot lot could accommodate a larger structure.

Their choice for both designer and builder was Homeworks Construction, a company that has received numerous awards for its custom homes and remodeling projects over the past 20 years. The old structure was demolished in July 2015, and the new home is now completed and move-in ready (see cover).

“As with all of our projects, we started out with a series of meetings with the clients — in our office with our interior selections staff, project manager, and architect and also on the construction site,” said Homeworks President Jim Byxbee. “Once a budget was established, plans approved, and a timetable set, we started with demolition of the old home. As a design-build firm, all services are ‘under one roof,’ as our slogan goes. This procedure maximizes communication and coordination at all stages of the job, greatly benefiting the client.

“One of the key people in the process is the project manager — in this case, David Marti, who worked closely with the clients and supervised all work on site to ensure that the finished product would be completed according to the approved plans, on budget and on schedule.”

“The new single story home more than doubles the living area for the owners,” Marti commented. “A large lanai open to the back yard is equipped with a cable jack and plumbing for a wet bar — it’s a perfect space for family gatherings.

“The single-story home is designed for multigenerational living with three bedrooms and three baths inclusive of two master-bedroom suites. The main living area is laid out as a great room with vaulted ceilings and a large communal space for evenings at home with the family. Our award-winning kitchen designer Sean Bradshaw designed and equipped the kitchen with the multigenerational family in mind. A variety of flooring materials were specified, tile in bathrooms, wood grain laminate in the great room, laminate and carpet in bedrooms, and vinyl in the laundry room. The home is cooled by three split-system, wall-mounted air conditioning units.

“The owners are delighted, not only with the design of their new home, but also that it will be ready for them to move in when they return from the Mainland next month,” Marti added.

Homeworks will kick off its 2016 series of free monthly “Build New or Re-do” seminars on Tuesday, Feb. 2, from 6 to 8 p.m. Topics will be multigenerational homes, aging in place, and “What are the top questions to ask when interviewing contractors?” The seminars are held in the Homeworks showroom at 2111 S.
