With privacy and wooded surroundings as their criteria, a couple found the property to build their dream home tucked away in a quiet, forested enclave in Nuuanu Valley.

Then came the important next step, finding the right builder who would share their vision of a rural retreat.

Homeworks Construction, a general contracting company with a history of creating custom designs in a variety of environments, including challenging sites, was their choice.

The 12,000 square foot property is a flag lot accessed by a 130 foot long driveway. A stream runs through the lower portion of the lot crossing the driveway, necessitating the construction of a bridge.

Homeworks’ architect Mario Tadeo AIA created a home that would both suit the small family’s needs and blend with the rural ambiance of the home’s setting.

“The first thing we did was study the topography and walk the site, which we did with some difficulty, since the lot was heavily wooded,” Tadeo said. “Once we established that the building footprint would not exceed 2,690 square feet, we worked closely with the client to allocate the various spaces. The main living/dining area, which occupies approximately 430 square feet, is designed and oriented to take advantage of views of the surrounding foliage and stream. A covered outdoor deck provides another option for enjoying the view. The vaulted ceiling gives the main living areas, as well as the master bedroom, a sense of spaciousness. A family room opens to the kitchen, which is in the process of being designed by our Homeworks’ kitchen designer Sean Bradshaw.”

An attached 460 square foot, two-car garage has access to the kitchen through a service corridor that opens to the laundry room. Additional space for vehicles is provided by the long, concrete driveway and turnaround. Tadeo, who designed the steel-frame and concrete bridge that crosses the stream, said when setting a budget for the home, the construction of a bridge as well as building a much longer driveway, than would nor mally be required, for access to a property, had to be considered.

“We reviewed all aspects of the job carefully with the client before proceeding,” Tadeo said. “Although much of the expense was in the site-work, we managed to balance costs and provide the home they wanted at a price they could afford.”
