Part two in a three-part series

Following demolition of the original 70-year-old home on the site in mid-April, Homeworks Construction has already completed phase two of structural work for the new custom home the company has designed for the owner.

Extensive site work had been necessary to prepare a stable substrate for the foundation of this new two-story home in lower Palolo, including replacement of 300 square yards of the original clay soil with base course aggregate.

“Palolo actually means clay, and the area is aptly named,” commented Marshall Hickox, Homeworks president and chief administrative officer. “Based on our long experience in the area, we knew we needed to make sure this home does not have any future foundation problems. A soil test verified this was a needed step in the construction process. It’s money wisely spent and a corner you never want to cut.”

The original structure on the 4,500-square-foot lot was on a post and pier foundation, while the new build is on a concrete slab.

“This new custom-designed home will be a total of 2,730 square feet under roof, including a covered lanai and a two-car garage,” said Homeworks president and chief of field operations Sylvio Boucher (pictured at top right). “The exterior finish will be unique for this area with stucco on the first story and smart panel lap siding on the upper level.

“Our architectural team has designed an open concept family-centric home with three bedrooms, three full baths and a large main living with 9-foot ceilings on the first floor. In addition to the bedrooms and baths on the second floor, there will also be a 240-square-foot play area that can be divided to create a study room separated by bi-fold doors. The large kitchen and dining area, a total of 400 square feet, open up to the 180-square-foot covered lanai and the backyard, providing additional space for dining and entertaining.”

“We are on schedule with our goal to finish early and have the family in by the start of the holiday season,” Boucher added.
