Before you remodel
Ah, summer time! It is one of the best times of the year for beach activities, hiking, backyard barbecues and home improvement because the weather is so nice. You may have been considering remodeling for a long time, but just haven’t had the chance to dedicate the time to make the phone call. Now’s a great time to get started because the interest rates are still at 45-year lows.
Town & Country Builders LLC is a licensed general contracting design-build firm that has been serving Oahu residents for the past 35 years. The company specializes in custom and package homes, remodels, additions, designer kitchens and bathrooms and Americans With Disability Act (ADA) modifications/improvement, as well as multigenerational homes. It also offers full construction services including planning and permitting. The company has provided the following information to help homeowners before they enter into construction contracts for remodeling or new construction projects.
When you are ready to obtain cost estimates and advice from building contractors, what do you do?
Do you start by Googling building contractors in Honolulu and phone all of them?
Or ask for a reference from a friend? Maybe you begin your search with the Better Business Bureau or the Building Industry Association of Hawaii, or even by visiting a tradeshow.
If your choice was any of the above, then it is time for a reassessment of the proper way to proceed. Town & Country Builders recommends that before you call anyone, you clarify your objective and write down a written scope of work covering what you would like to accomplish.
Gather photographs and specifications of products that you would like to incorporate into the work to share with the builder. This will help immensely in communicating your vision with the contractor and is a great starting point.
What does it mean when people use the term cost per square foot?
Cost per square foot is not applicable for remodeling work because there are so many unknown conditions which are encountered that ultimately drive costs. New construction costs per square foot vary from builder to builder and are a factor of topography, style of the house, roof covering, photovoltaic installation, appliance choices, countertop selection and floor covering, etc. Often prices are quoted on the lower end by some contractors to get your interest, and then adjusted through the building process. Buyer beware, because if it sounds too good to be true, then it probably is.
