Meeting The Budget

Everyone has a budget; whether it be several thousand or several hundred thousand dollars, everyone has a budget that must be met. Developing a realistic budget for your new kitchen or bath is the first and most important step to help turn your vision into reality. Whether you are remodeling or building new, Sunshine Construction can help you figure out costs before you embark on your project. The process begins with a decision to get started and look for a contractor. The skilled project managers can take a look at the proposed project, take measurements and discuss the general scope of work with you. After a rough design of the project is created on a 3-D computer program, there is another meeting to go over the design and answer questions regarding material choices. Allowances will be established based on the determined budget to aid with material selection. Remember, cabinets can account for 40 to 60 percent of the renovation budget depending on whether you choose in-stock cabinetry (available locally on island) or custom cabinetry (imported from out of state).

When all the details are ironed out, the company then puts together your itemized estimate. The next time you meet with the company will be to go over the estimate costs and answer any more questions. If preferred, the estimate could also be emailed and reviewed over the phone. It is better to meet in person to eliminate any discrepancies in the scope of work and so that the estimate can be adjusted and amended in a timely manner. The entire process usually takes about a week.

Making the Decision

So you like the company, you are happy with material choices and you’re ready to pull the trigger on the deal. Depending on the size of the project, Sunshine Construction normally breaks the payment schedule down into four payments. The team figures out where it can put you on the schedule, signs the contract and collects a 50 percent deposit. This deposit is necessary to assure you a spot on the calendar and to start the purchase of the majority of materials, such as flooring and cabinetry. Even though the cabinets are in stock, assembly takes at least four to six days. And if the cabinets have to be imported, the process could take up to six to eight weeks.

During the days leading up to the start of the project, the team will assist you by accompanying you to pick out materials such as granite, tile, flooring and lighting. At the start of the project the team will collect a 25 percent payment to start paying for labor and any other material costs. At another significant stage in the project, Sunshine Construction collects another 20 percent. And at the end of the project, the experts will have a walkthrough with you to formulate a punch list and collect the final payment.
