Seal the Deal by Maintaining Your Pavement Surfaces
Winter season was rough this year, with lots of water. In general, our roads and asphalt are wearing down. Since it’s that time of year again, spring, better weather means starting the garden and maintaining your asphalt. Don’t let your investment get oxidized and crumble away. The company completed 6,300 square feet of asphalt repairs, crackfilled all cracks larger than 1/4inch with CrackMaster PL hot crack filler, squeegee-applied one coat of OptiPave Plus sealcoat over 110,000 square feet, spray-applied one coat of MasterSeal Ready-To-Use sealer over 110,000 square feet and striped all traffic lines to match the existing ones. Walker-Moody Construction finished the project in three phases, which only took three weeks.
The heart of an effective pavement maintenance program includes periodic sealcoating with an asphalt-based emulsion pavement sealer. Asphalt-based emulsions are not toxic like coal tar, and are water-based, leaving an easier cleanup. If left untreated, asphalt pavement will deteriorate rapidly. This is because it is made of asphalt binder and rock, so immediately after paving, the asphalt binder combines with oxygen and becomes brittle or oxidized. This leads to cracking and weathering soon after installation because moisture penetrates the asphalt, which causes further damage and deterioration to the pavement.
Sealcoating protects against oxidation. An unsealed pavement allows water to penetrate the pavement structure, leading to base erosion and, ultimately, pavement failure. Sealcoating provides a protective barrier to stop water penetration. Also, if left unsealed, oil and gasoline will soften and deteriorate the exposed asphalt binder. Sealcoating provides a protective barrier that resists attack from oil and gasoline. Once the sealcoat begins to wear off and the rock is exposed, it’s time to apply another coat.
