Among the unique features of an 1,800-square-foot custom home, designed and built by Homeworks Construction for a Kailua family, are an Accessory Dwelling Unit (ADU) that provides approximately 400 square feet of additional space as well as privacy for multigenerational living. Both the ADU and a 300-square-foot recreation room have been constructed on a slab at ground level for easy access.

The one-story main structure, which is post and pier construction, includes two bedrooms, two baths, a kitchen, office, laundry and covered lanai. Storage areas are located in the 450-square-foot attached carport and beneath the main house.

The 8,214-square-foot property was previously occupied by the family home built in 1959 and demolished to make way for the project.

Homeworks project coordinator Kim Green, a National Association of Home Builders Green Professional and Certified Aging in Place Specialist, worked closely with the owner on interior and exterior details. He noted that energy efficiency and “aging-in-place” were important considerations in many of the design decisions.

“The main house is currently accessed by stairs, but is designed to accommodate a ramp if needed in future,” Green said. “Energy efficient features include full insulation, attic and roof ridge vents, a whole house fan, and double pane, low E windows. High ceilings contribute to airflow. Water heaters are ‘gas on demand.’ Siding is engineered wood which is resistant to moisture and pest infiltration and pre-primed from the manufacturer.”

Green will host a free Build New Or ReDo Seminar on Tuesday, July 3, from 6 to 8 p.m. at the Homeworks Showroom at 2111 S. Beretania St. Featured topics will be “Designing, Building, and Remodeling for Aging in Place and Energy Efficiency” and “The ABC’s of ADU’s.” Speakers will be available for one-on-one consultation with attendees following the formal presentations.
