Second Story Addition Provides Remedy for Growing Family

Town & Country Builders LLC is a licensed general contracting design+build firm that has been serving Oahu residents for the past 30 years. The company specializes in new and custom homes, remodels, second-story additions, designer kitchens, bathrooms, Americans with Disability Act (ADA) modifications/improvements as well as multi-generational homes and offers full construction services.

With land values soaring on Oahu, it leaves very little available funds for the construction of a new home. Lending qualifications appear to be more strict and a 20 percent down payment is difficult to raise. So what are the options for a growing family? From a contractor’s perspective it is always better and more affordable to construct an addition on the ground floor if there is adequate lot size and the coverage does not exceed the building code allowable area.

If land area is not available on the first floor, then a second-story addition is another option to consider. In some instances the roof has to be removed from an existing carport in order to construct the addition over that area. There needs to be consideration for an enclosed interior staircase connection from the ground floor to the second floor level.

Other considerations are for the electrical capacity. Additional electrical loads may require an electrical upgrade to 200 amp service and a sub-panel installed if there is not adequate space in the existing electric panel. If the property is on a hillside, then it becomes necessary to excavate the hillside to accommodate the addition.

Often the plumbing connection requires creative solutions and design because of the existing sewage lateral being on the wrong side of the property from where the addition will be constructed. Driveways and sidewalks need to be partially demolished and reconstructed to complete the tie-in. Building codes stipulate an adequate number of off-street parking spaces be available to accommodate the addition, so this must be factored into the design and budget.

The benefits of having relatives living together for the holidays is a great accomplishment and well-worth the effort. Everyone will enjoy the additional space and be proud of you for taking the initiative to get the project completed.
